Phoenix Residents' Packages Cause Disruption at Multifamily Properties

The leading city for package deliveries across ButterflyMX’s platform, Phoenix saw growth in packages throughout 2022, creating new security challenges for property owners and managers.
ButterflyMX has seen a nearly 6% adoption rate in the city as more property owners and managers strive to tackle the “package problem” and differentiate their offerings. The company analyzed data gathered from more than 18,000 apartment units in the Phoenix-metropolitan area to measure and understand resident behavior.

- Phoenix is one of the leading cities for package delivery growth quarter over quarter across the ButterflyMX platform, with a growth of 9% in the fourth quarter of 2022.
- During the timeframe of 1/23/22 until 1/23/23, the Phoenix metropolitan area has seen 3,832 package deliveries to the 18,000 apartment units that ButterflyMX tracks. That number is an increase from that same time period from the year prior, which accounted for 3,303 deliveries.
- With no signs of slowing, package delivery volume at multifamily properties are estimated to grow almost 15% per year through 2025. If the growth rate holds in Phoenix, ButterflyMX properties are on track to receive more than 4,400 packages this year.
- Remote door management, which gives residents the ability to securely allow guests into their building without requiring the resident to be on site, doubled across ButterflyMX’s platform in 2022, and are.
“Manufacturing and tourism have traditionally been that base of Phoenix’s economy but as a result of the population boom and in-migration, the city has taken on new dimensions and has moved into technology and service industries, making it the center of the state’s economy with more than a third of the state’s entire labor force, according to city data,” said Aaron Rudenstine, CEO of ButterflyMX.
With that type of expansion, the multifamily market has reacted to the positive economic performance on the supply side. According to data from Yardi Matrix, developers delivered 7,701 units in 2022 through July and had another 34,700 under construction.
