More Than New 1,400 Homes On 300 Acres Eyed Across Banning, Beaumont

PASS AREA, CA — As Banning considers two proposed housing plans that could bring nearly 1,000 residences to the city, Beaumont officials are weighing proposals that, if approved, pave the way for more than 400 new residences inside city limits.

First to Beaumont. Five tract maps poised for subdivision are up for approval Tuesday by Beaumont City Council. If OK'd, just under 100 acres adjacent to Oak Valley Parkway, north of state Route 60, would be divided into 412 residential lots.

The area has a history that dates back to Oct. 7, 2003. That is when the Beaumont City Council approved a Tentative Map for the subdivision of 960.91 acres across a wide swath of the city. The plan called for 3,300 single-family residences, apartments, and townhomes, with a series of parks, open space, school sites, and commercial and recreation areas.

The plan took a phased approach, meaning that development was expected to occur slowly over the years.

The five tract maps up for consideration on Tuesday are part of the initial mapping that, at the time, was part of the Oak Valley & SCPGA Golf Course Specific Plan.

Similarly, on Wednesday, the Banning Planning Commission will hold two public hearings to consider applications from Tri Pointe Homes.

During the first hearing, commissioners will review plans to subdivide 160.02 acres into 544 single-family residential lots and 36 condominium lots for 248 attached condo units. The area is within the Butterfield Specific Plan, and is bordered by Brookside Avenue to the north, Highland Springs Avenue to the west, Fourteenth Street to the south, and Meridian Avenue to the east.

In the second public hearing, commissioners will review plans to subdivide 68.74 acres into 193 single-family residential lots. The area is also within the Butterfield Specific Plan and is bordered by Meridian Avenue to the west, Fourteenth Street to the south, open space to the east, and development to the north.

Both public hearings are being continued from the November 17 Banning Planning Commission meeting.
