New 7-Eleven Store Is Hot Property In Pass Area

The store and fueling station sold for $3.6 million before the contractors finished work at the site.

YUCAIPA, CA — If you were in the market for a Southern California 7-Eleven convenience store with a fueling station, what would it cost?

Location is key, but for reference, one such property recently sold in Yucaipa for a cool $3.6 million — before construction on the 4,088‑square-foot store located at 11361 Bryant Street was complete.

The sale was announced Monday, Nov. 17, by Hanley Investment Group Real Estate Advisors, which, along with Lee & Associates, represented the seller, Evergreen Devco, a real estate development company with offices across the western United States. The buyer, a private investor from San Luis Obispo County, was represented by Colliers. The sale was an all-cash 1031 exchange, according to Hanley.

The deal includes a 15-year lease in which 7-Eleven pays all property expenses (known as an absolute triple-net ground lease).

The new 7-Eleven is scheduled to open in early to mid-December and is located near a Stater Bros. Markets‑anchored shopping center.

According to Hanley Investment Group’s Executive Vice President Bill Asher, the property garnered a lot of buzz.

"We generated multiple qualified offers on a pre-sale basis and procured an all-cash 1031 exchange buyer seeking a safe and secure absolute triple-net investment," Asher said. "We closed escrow while 7-Eleven was still under construction and before it opened for business."

Residential areas, including the Serrano Lake community and Chapman Heights, are near the property site. The public Yucaipa Valley Golf Course is located less than two miles away. The average household income within a seven‑mile radius of the property is approximately $124,500, according to Hanley.

Asher said, "This 7‑Eleven benefits from a prime location adjacent to one of the top‑performing Stater Bros. stores in the chain and a strong residential base in Yucaipa."
