McDonald's Could Replace Vacant Round Table in Madison Marketplace

Representatives from the Sacramento County Planning Commission and Fair Oaks Planning Advisory Council will decide on proposed changes to the Hazel Ave. McDonald's this evening.

Members of the Fair Oaks Community Planning Advisory Council (CPAC) will meet with Sacramento County Planning Commission representatives tonight to examine and decide on potential renovations and expansion for the Madison Marketplace Shopping Center McDonald’s.

The project applicant, McDonald’s USA, LLC, in the Madison and Hazel Ave. shopping center is requesting permission to allow a 24-hour drive-up window and associated order station with amplified sound to be installed. The application was filed April 21. The fast food giant is also requesting a design review to comply with the county’s Commercial and Mixed Use Community Design Guidelines.

The project would include the demolition of the vacant Round Table Pizza and construction of a new McDonald’s restaurant, according to the application. The site plan shows the new McDonald’s being located on the southern half of the site with a new landscaped parking lot located on the northerly half of the property.

As part of the renovation, CPAC has recommended the proposed project include plans to widen the driveway between the Raley’s Aisle One Fuel Station and the proposed renovations, enhance landscaping along Hazel Ave. and evaluate security concerns related to the 24-hour operation of the window. According to the Sacramento County Zoning Code, general retail uses are allowed with the shopping center zone if designs meet commercial building and design standards. However, if design standards are not met or if the drive-up windows with amplified sound are located within 300 feet of a residentially zoned property, they are subject to a conditional use permit from the appropriate authority. The fast food restaurant’s proposed speaker box would be located approximately 285 feet from vacant residential zones east of Hazel Ave., requiring the conditional permit issued by the county planning commission.

The applicant’s proposal believes the plans should not present any foreseeable environmental impact after an initial study prepared by the county’s Department of Environmental Review and Assessment made the negative declaration.

County and CPAC representatives will meet at 5:30 p.m. inside the Sacramento County Board of Supervisors building to finalize the proposal.
