What Should Become of the Gum Ranch Development? (POLL)

Property management team MBK Homes has a tentative vision for its stagnating real estate development, but nothing has been finalized let alone approved.

MBK Homes, the property management team in charge of the real estate project at Gum Ranch, is looking for community input as it ramps up new efforts to develop the property.

Sacramento County Planning Division officials have explained a number of options could be explored, though nothing is definitive. Among those ideas, MBK will look at a proposed 285-unit multiple family development within the Madison-Kenneth special planning area, according to county planning and community development department documents. Within those documents illustrations have been included that depict what could be apartment-style homes or possibly condominiums.

Gum Ranch will remain a part of the Madison-Kenneth avenues special planning area. That designation, zoned for RD-20 development under county ordinance, allows for residential uses at 20 dwelling units per acre.

In May MBK development director Matt Hamilton expressed interest in exploring a number of ideas, county planning officials explained plans could include multi-tenant rentals and condominiums.

Brian Holloway, President of Holloway Land Company, a land development and entitlement consulting firm located in Sacramento was contacted by MBK to take point on the community outreach program which he expects to happen in August.

"I've met with the  about having a workshop with them, and am tracking down the chair of the (Fair Oaks Community Planning Advisory Committee) so I can talk have a talk with him," Holloway said.

"What you always do with neighborhood outreach is you get ideas; you find out what is acceptable, what's not acceptable and you hopefully end up with a better project."

The Gum Ranch development was originally slated for an  more than five years ago.
