Massive Menifee Warehouse Project Can Move Forward After Appeal Denied

The large-scale project on 44 acres is expected to total 1,138,638 square feet — with nearly all of the space dedicated to warehousing.

MENIFEE, CA — An effort to block development of a massive warehousing project in Menifee was denied by the city this week.

The proposed Motte Business Center — planned on approximately 44 acres of predominately vacant land at the southeast side of the Interstate 215/Ethanac Road interchange — can move forward following Wednesday's denial by Menifee City Council.

The large-scale project is expected to include one concrete tilt-up building totaling 1,138,638 square feet — with nearly all of the space dedicated to warehousing. The 50-foot-tall building would feature 616 auto and 284 truck-trailer parking spaces.

The project site is bounded by McLaughlin Road to the south, Ethanac Road to the north, Antelope Road to the east, and Dawson Road to the west.

On December 13, the Menifee Planning Commission certified an environmental impact report and approved a tentative parcel map and a plot plan for the project. Nine days later, the city received an application to appeal the planning commission's decision.

According to documents filed with the state's California Environmental Quality Act website, the Menifee City Council — as the lead agency on the proposed project — denied the appeal on Feb. 21. City Council found that the project will have a significant impact on the environment but also determined that mitigation measures are in place.

The project applicant is Atlanta-headquartered CORE5 Industrial Partners, LLC. The full-service real estate company specializes in property development and acquisition, according to its website.
