NorCal Houses 50 Of The Country's Most Expensive Zip Codes: Study

Atherton is home to the country's most expensive zip code, and it's surrounded by a huge number of pricey Northern California areas.

CALIFORNIA — Northern California is home to 50 of the United States' 100 most expensive zip codes, with Atherton taking the top spot.

Some 90 California zip codes made PropertyShark's ranking of the top 100 most expensive codes in the country.

Atherton's 94027 area was ranked the most expensive in the United States with a median home sale price of $7,900,000 in 2022, according to PropertyShark. Ross, an area in Marin County, ranked number three in the country with a median sale price of $5,500,000 in 2022.

The 94957 zip code in Ross saw a 20 percent increase in median sale prices in 2022 as compared to 2021, pushing it ahead of Fisher Island in Miami Beach. Ross has steadily climbed the rankings since 2016, while Atherton has stood firmly in the top spot for six years.

Seven NorCal counties were represented in the top 100 list with eight zip codes in Marin County, 10 in San Mateo County, five in San Francisco County, 14 in Santa Clara County, four in Monterey County, six in Contra Costa County and three in Alameda County.

"To determine the most expensive zip codes in the U.S., we looked at residential transactions closed between January 1, 2022, and October 31, 2022, taking into account condos; co-ops; and single- and two-family homes," according to PropertyShark. "For an accurate representation, we considered only zip codes that registered a minimum of three residential transactions. Due to a number of ties, 128 zips made it onto our list of the 100 most expensive zip codes in 2022."

Southern California made a great showing as well. Los Angeles and New York City dethroned San Francisco as the city with the highest concentration of expensive zip codes, and cities such as Beverly Hills and San Diego had major jumps in home prices over the last year.

San Diego County's median sale price increased 39 percent since last year, according to PropertyShark. Beverly Hills saw a 24 percent increase. Newport Beach also saw a significant jump in the ranking.

California has been the leader of the top 100 most expensive zip codes for years, housing the four priciest counties, the most expensive metro area, and four of the country's five priciest cities, according to PropertyShark.

Only 10 states are represented in the top 100 ranking: New York, California, Arizona, Florida, Massachusetts, New Hampshire, New Jersey, Nevada, Washington and Connecticut.

20. Palo Alto, Santa Clara County, Median Sale Price: $3.6 million.

21. Stinson Beach, Marin County, Median Sale Price: $3.53 million.

22. Hillsborough/Burlingame, San Mateo County, Median Sale Price: $3.525 million.
