San Ramon Council To Vote On Affordable Housing Deal In Bishop Ranch
If approved, a 200-unit Eden Housing project would fulfill affordable housing obligations for three Bishop Ranch developments.

SAN RAMON, CA — The San Ramon City Council will vote Tuesday whether to approve a development agreement that would allow a 200-unit affordable housing site at Bishop Ranch to serve as a receiver site for several nearby developments' affordable housing obligations.
The proposed complex at 2453 Camino Ramon will feature 198 affordable units and two manager units, according to a city staff report. All units will be deed-restricted to households deemed low income or very-low income.
If the development deal is approved, site owner Sunset Development Corporation will donate the land to affordable housing developer Eden Housing. In exchange, Sunset will not have to build affordable units on its Bishop Ranch 7, Bishop Ranch 11, and a portion of the CityWalk development.

Sunset will instead pay $3000 in in-lieu fees for each for-sale, market-rate unit. Those fees will total roughly $1.15 million, which will be transferred to San Ramon’s Affordable Housing Fund, and will adjust annually for inflation.
If the developer does not follow through on its obligations within five years, the city will have the option to either extend the agreement, or donate the land to either the city or a designated nonprofit to develop affordable housing there.

The development agreement was approved by the San Ramon Planning Commission in July. A second vote from the city council will take place Sept. 9.
