Neighborhood Council Opposes 32-Unit Condo Complex on Coldwater

The Coldwater Canyon Avenue complex at Sarah Street was also going to have 64 parking spaces.

The Studio City Neighborhood Council voted Wednesday night to oppose the construction of a new 32-unit condominium building at the corner of Sarah Street and Coldwater Canyon Avenue.

Land Use Committee Chairperson Lisa Sarkin cited concerns from local residents about the large complex in an already-crowded street not far from where trunk line construction is going on and the street is closed.

Residents on Sarah Street also spoke out at the meeting.

“I do not believe that this is good for the neighborhood, and it will block out the afternoon sunlight to my house,” said Dave Mintz, who lives on Sarah Street near where the proposed four-story complex is expected to go.

The complex is supposed to have three very low restricted affordable units and 64 parking spaces.

“Putting more cars in this area is crazy,” said Elaine Mintz. “I’m more worried however, about the decrease in the value of our home. We also spent a lot of money landscaping.”

Neighbor Carmen Carrasco, an architect who lives on Sarah Street, said she reviewed the plans of the building and “found them somewhat egregious.” She said the building could “kill the 30-year-old trees that are growing there.”

SCNC Board member Richard Niederberg pointed out that “you are not only adding cars here, but also you have 100 bathrooms. We cannot accommodate this kind of added density to the area.”

The board unanimously opposed the project.
