John Wayne's Former 2,000-Acre Riverside County Ranch Hits Market

The property near Temecula Valley Wine Country is listed at $12 million.

SAGE, CA — There is nothing like it on the Southern California real estate market, according to Tatiana Novick, who holds the listing on a historical 2,000-acre ranch near Temecula Valley Wine Country that was once owned by legendary screen star John Wayne.

Dubbed "Rancho Pavoreal," the property at 43000 Stanley Road in Sage offers "incredible views every season," Novick said, pointing out snow-capped Palomar Mountain in the distance. On the property, there are long stretches of green pastures, old oak tree stands, running streams and evidence of Native American life once at the site, she said.

The land is entirely fenced and cross-fenced and features a 3,000-square-foot adobe house built in the 1950s, a barn constructed around the same time, three water wells and long meandering horse trails, said Novick, who serves with Coldwell Banker Realty.

Nestled between San Diego, Orange County, Los Angeles and Palm Springs, Novick called the spread, "very rare."

Wayne owned the property for about a decade in the mid-20th Century before it was sold to an East Coast family that owned it for approximately 50 years through to 2015, according to Novick. The longtime owners briefly turned the property into a dude ranch and built additional accommodations for visitors, according to Novick, although evidence of those quarters is long gone.

All dates are approximations, Novick explained. A 1993 edition of "Archeological Assessment of the Rancho Pavoreal Prescribed Burn Project, a 2,010 Acre Property Near Sage, Riverside County, California" by Brian D. Dillon documents that Wayne and a partner owned Rancho Pavoreal from 1938 to 1948 before selling it to a Mr. Walsky, who then sold it to Bolivar Shipping Company in 1962. The latter still owned the property at the time of Dillon's writing, according to the text.

The home is currently lived in, and there is electricity and propane on the property, along with the well water.

The spread is ideal for equestrian use, as a cattle ranch, shooting range, private retreat, multi-purpose development, and sports camp, Novick said.
