Taylor Morrison Begins Development On New Arvada Community

ARVADA, CO —Taylor Morrison — one of the largest homebuilders in the country — has closed on the first phase of its newly-planned, 196-acre Arvada community: 'Trailstone.'

The focal point of the community will be its connection with the rugged natural Colorado landscape, Taylor Morrison said in a news release. The community will include five acres of parks, plenty of open space, butterfly gardens certified by the National Wildlife Federation and an interconnected network of trails that connects with the Arvada trail system.

"'Stay Wild'" is the vision of a master-planned neighborhood designed to connect modern city living to rugged mountain adventure," said Matt Rankin, vice president of operations for the Denver division of Taylor Morrison. "It is a traditional residential neighborhood reimagined as a lifestyle adventure hub. Stay wild components at Trailstone will encourage future residents to enjoy the best of Colorado living right outside their door."

Trailstone, which will be built along Highway 72 in Arvada, will also include a recreation center, according to the news release.

The first phase of the project — which will provide 410 lots with a variety of different housing options — is expected to start development in February. Lots will go up for sale in 2023.

The company has begun work on developing the land, including "grading the site, which is the process of 'shaping' the land, creating both level ground and site-specific slopes," Rankin said.

This process, he added, is expected to last for about six months.

COVID-19 and the subsequent supply chain issues it created have not yet had an impact on the project, Rankin said.

"We’re hopeful we continue to see cases go down and supply chain issue subside through the remainder of 2022," he said.

The second phase will add another 265 lots to Trailstone and is expected to close in December 2023, according to the news release.
