1900 Home Proposed to Be Demolished For 6-Unit Residential Development: Greenwich P&Z Documents

GREENWICH, CT — A proposal to demolish a home built in 1900 for a six-unit residential development on Old Post Road 2 has been submitted to the town's planning & zoning department.

The applicant, 43 Old Post Rd. 2, LLC, and Salvatore Materia, a local developer and owner of 43 Old Post Road 2, recently submitted the proposal for a pre-application review by the Greenwich Planning & Zoning Commission.

The pre-application process allows for a non-binding discussion with the commission about the pros and cons of a proposal before a substantial investment is made in developing plans, reports and studies.

According to submitted documents, the parcel of land at 43 Old Post Road 2, which is behind West Putnam Avenue, contains a two-family home originally built in 1900, a parking area and lawn areas.

Surrounding properties are conservation, office, parking, mixed, multi-family residential and automotive uses, including large office buildings, a 100-plus space parking lot and unimproved natural lots, according to Casey M. O'Donnell, an attorney representing the applicant.

The proposal includes the demolition of the old home and the construction of a four-story, six-unit residential building, including two bedrooms per unit and a 10-space parking garage in addition to five outdoor surface spaces, outdoor passive recreation areas, driveways, walkways and a stormwater management system, O'Donnell wrote in a pre-application narrative letter.

One unit in the development would be designated as affordable.

The land at the address was sold for $1,150,000 in November 2023, the property tax card notes.

The proposal is expected to go before the Greenwich Planning & Zoning Commission in the coming weeks.
