Downtown Greenwich Office Building To Undergo Full Gut Renovation

Newmark, a commercial real estate firm, announced it will lead marketing and leasing of the newly-renovated building.

GREENWICH, CT — A large office building located in downtown Greenwich at 145 Mason St., is slated to undergo extensive interior and exterior renovations this year. The building will go on the market for the first time in over 30 years.

Newmark, a commercial real estate firm headquartered in New York City, announced it has been exclusively retained for the marketing and leasing of the 37,602-square-foot Class A office building. Win Properties owns the building.

Newmark said the building lends itself to one single tenant occupying the entire building, or two floors, each with 18,801 square feet that can be divisible for smaller tenants.

Studios Architecture, an international design firm, has been selected to spearhead the project which has a targeted delivery date in the second quarter of this year.

Renovations include upgraded exterior finishes and operable windows; an expanded and modernized lobby; improved entry stairs; walkways and elevators; state-of-the-art security features; two levels of upgraded parking including electric car charging stations; tenant exterior building signage; and high-load building electrical capacity.

Ownership is also implementing a series of sustainable upgrades inclusive of highly energy-efficient building systems, including HVAC, roofing, insulation and Merv 13 air filtration with tenant-controlled Variable Refrigerant Flow heating and cooling systems.
