The Mill In Glenville Announces 100 Percent Occupancy

The new luxury apartments in the Glenville section of Greenwich opened for leasing earlier this year.

GREENWICH, CT — The luxury rental residences at The Mill, which opened earlier this year in the Glenville section of Greenwich, are now fully leased according to Steve Schacter, one of the project developers.

The Mill offers 59 residences across two unique buildings: the 1981 Building (33 apartments), and the 1881 Building (26 apartments). The landscaping around the buildings was redone with new native plantings, riverside walking opportunities and new gathering spaces for residents, as well as new site lighting and signage throughout.

The leased residences ranged from a studio for $2,750 per month to a three-bedroom with office and outdoor space for $13,000 per month. Leasing began in June, and The Mill compiled a waitlist of over 1,000 inquiries. Schacter said both buildings were leased before the first move-in even took place.

Schacter added that he's "very excited" about how the project has turned out; he developed it with Eric Schwartz.

In 1981, developers Ralph Schacter and Sy Schwartz bought the property The Mill is located on after the GAF Corporation closed down operations of a felt mill and announced intentions to sell.

The two renovated and restored a building which came to be known as the 1881 Building, and built a new structure called the 1981 Building to create a premier suburban corporate office location.

When the office market began to have some challenges in recent years, Ralph's nephew, Steve Schacter, and Sy's son, Eric Schwartz, stepped in.

"We were very cautious about it. This project has been evolving since 2017. We got our approvals in late 2018, started construction in early 2020, and between COVID and cost overruns, we were really under the gun. It turned out just beyond our expectations. It turned out to be a project of which we're incredibly proud," Steve Schacter said.

Schacter said the demographics in each building range from late 20s to late 70s.

"We always thought that what we designed would appeal to empty nesters looking to downsize but not downscale; that was who we thought we were building to, particularly in the 1981 Building," Schacter said.

But the COVID-19 pandemic has proven to be a catalyst for people of all ages looking to move into an apartment-like setting.

"We thought that 1881 would appeal to that demographic as well as millennials both coming out of the city and not ready to buy a house, and also people who wanted to live in an apartment in an unusual setting in a walkable area," Schacter added.

The on-site concierge service, provided by a company called LIVunLtd, has also been a major draw for tenants. The service helps residents set up restaurant reservations, travel, design appointments, and move-ins.

There has been an effort in recent months to enhance the Glenville section of town through traffic corridor improvements and aesthetic improvements. A new unique gourmet food spot, Country Table, is opening soon on Glenville Street, which figures to be a "an absolute boon to the area," Schacter noted.

"We're working very hard to do everything possible to piggyback and partner with the town of Greenwich on the improvements they're making," Schacter said. "It's already a fabulous place to live. We're going to do any one of a number of things together with the town to make it a beautiful place to walk and really catch the attention of people who are driving through [Glenville]."

Greenwich residents and tenants at The Mill will soon get to enjoy The Lion, a new restaurant from Ron Rosa, which will open in the coming weeks where Centro used to be.

The restaurant opening has been delayed, but Schacter said he's looking forward to the grand opening, which will probably be held shortly after the new year.

"We know that when they do open, we have as fine a restaurant operator as there is," Schacter said.
