P&Z May Decide to Make Sunshine Nursery Property All L.O.

The property at 288 Monroe Turnpike is currently split between a Limited Office zone and a residential farming zone.

Planning & Zoning Commissioners will vote on a written decision to make the entire zone at 288 Monroe Turnpike Limited Office (L.O.) at their meeting at town hall Thursday night. The property was used by Sunshine Garden and Nursery Center last year.

Approximately 1.37 acres of the 2.3 acre property is in a residential farming zone and Stephen Studer, the attorney for the owners Martin and Kathy Zito, is asking the commission to zone the entire parcel L.O.

Studer said the property is currently under-used and that the change will make it a higher-quality commercial property along Route 111. For instance, the larger L.O. property would allow for the setbacks needed to build a bigger building to attract more tenants.

Two neighbors living on Barton Road expressed concerns over the application at the April 18 public hearing. Nartowicz Tadeusz said he opposes it and wants a 100-foot buffer between residential properties and 288 Monroe Turnpike. Erika Mino told the P&Z she was concerned over the potential for flooding problems and the disruption a more intensive commercial use may present.
