Enhancements to existing landscaping are proposed, along with open space, bicycle storage, electric vehicle charging stations, and new sidewalks, according to submitted documents.
Along with interior renovations, there are upgrades planned to the building facade in connection with an enclosure of the existing parking garage to "enhance the building's aesthetic appeal," documents say.
A total of 203 parking spaces would be eliminated, leaving 115 for the development.
"The proposal is consistent with the city's goal of replacing underperforming office buildings with uses that are in much higher demand, which in turn will increase the city's commercial tax base and place less stress on the city's homeowners," said Lisa Feinberg, an attorney from Carmody Torrance Sandak & Hennessey LLP, which is representing the applicant.
"Furthermore, the proposed development will provide greatly needed housing supply, including a contribution to affordable housing, without any visual impact to the surrounding area," Feinberg added.
The office building was originally built in 1981, and it served as the headquarters for WWE for more than 30 years. The building, plus the large American and WWE flags affixed to the top, were visible to drivers along I-95.
In 2019, WWE announced plans to sell the building and relocate, and in 2023, the company moved its headquarters to 707 Washington Blvd.
On Christmas Eve 2024, the vacant 90,000 square-foot building sold for $3.75 million to MB Financial Group, a Branford and Boston-based real estate firm.
The owner of record for the building is listed as 1241 E. Main St. Associates LLC, according to Stamford property records, which show a 2024 appraised value of $18 million.
Also last December, V20 Group, a Darien-based real estate developer and owner, purchased the old WWE production studio at 120 Hamilton Ave. in Stamford for $4.2 million, Stamford property records show.
The Stamford Planning Board is expected to review the East Main Street proposal in the coming weeks.
