Stamford Senior Housing Complex Sold For $78.6 Million

The complex opened in 2022 at the former site of GE Capital.

STAMFORD, CT — Waterstone on High Ridge, the senior housing complex with 146 units located at 215 High Ridge Road in Stamford, sold in early November for $78.6 million, according to city property transfer records.

Stamford Senior Housing Owner LLC on Nov. 4. transferred the property to 215 High Ridge Road Propco LLC, which is associated with the address for Welltower Inc., a Toledo, Ohio-based S&P 500 company that says it is "positioned at the center of the silver economy, focusing on rental housing for aging seniors across the United States, United Kingdom, and Canada."

Welltower notes its portfolio contains 2,000-plus senior and wellness communities.

In an October report on third quarter 2025 results, Welltower announced $23 billion of additional transaction activity closed or under contract to close as of Oct. 27, 2025, anchored by $14 billion of pro rata gross investments, primarily comprised of the acquisition of senior housing communities in the U.S. and U.K.

Waterstone opened in 2022 at 215 High Ridge Road at the former site of GE Capital. The facility was recognized this year by U.S. News & World Report as "high performing" in two service areas - activities and enrichment.

Waterstone on High Ridge features a wood lobby, stone fireplaces, libraries, outdoor porches, walking trails and a vegetable garden.

Amenities include a large fitness area, swimming pool, four-season room, and outdoor terraces, according to National Development, which bought the property in 2019 for $12.4 million, Stamford property records show. The facility is operated by Epoch Senior Living.
