Calling Woodbury Homeowners In Need of House Repair Help
The town is applying for a grant that will provide funds for homeowners who need help repairing their homes. Income guidelines apply.
The Town of Woodbury is applying for a $400,000 Community Development Block Grant (CDBG) under the housing rehabilitation category for town-wide housing rehabilitation. As part of the award, the Town of Woodbury is seeking interested parties to develop a waiting list of property owners interested in participating in the program.
The grant usually serves approximately 10 households, on a first-come, first-served basis.
The purpose of this grant is to provide funds for low and moderate income homeowners to make needed repairs to their homes. To be eligible, an applicant must meet three requirements, according to a press release from the town:
- Homeowners must have an annual income that does not exceed $46,100 for a single household or $52,650 for a household of two. For households of three persons or more, refer to the 2015 HUD Income Limits
- Have 10-percent equity in the home
- Up-to-date on municipal taxes
One of the benefits of this grant is that the money goes out as loans, at zero-percent interest and is not due and payable until the house changes title, the town of Woodbury's press release stated.
"For homeowners who cannot obtain funds through bank loans, this program is a wonderful option that requires no out of pocket costs," First Selectman Bill Butterly wrote in the release. "The grant also allows the Town to establish a revolving loan fund in perpetuity to provide assistance to additional residents who need home repairs."
Some possible uses that have been identified include:
- Replacing failed furnaces
- Replacing roofs
- Replacing windows
- Septic system repairs
These funds can provide for ADA modifications to homes as well, such as entrance ramps and bathroom modifications.
Anyone who would like to know more may contact Jan Krampitz in the First Selectman’s Office, 203-263-2141 or call Town of Woodbury Small Cities Consultants Lisa Low & Associates at 203-888-5624 or info@lisalowassociates.com for a Letter of Interest.
The Letter of Interest does not commit homeowners to participating in the program, only to place their name on the waiting list. The deadline for submitting a letter of interest is March 31.
