DELRAY BEACH, FLA. (Dec. 22, 2025) &mdash; <a href="https://basisindustrial.com/" rel="nofollow" target="_blank">Basis Industrial</a>, a vertically integrated real estate owner and operator formed by industry veterans and sponsors Jay Massirman, Stephen Garchik and Daniel Weinstein, with Anthony Scavo serving as president and managing partner, announced Dec. 18 the closing of a $101.5 million refinancing loan with BlackRock Managed Funds and Accounts to refinance seven open and operating self-storage facilities across the country.
The refinanced portfolio includes 785,522 square feet and 6,147 storage units across seven climate-controlled facilities in Voorhees, New Jersey; York, Pennsylvania; Carmel, New York; Plymouth, Massachusetts; Berkeley Heights, New Jersey; Melbourne, Florida; and Detroit, Michigan. All seven properties are now open and operating, with occupancy rates continuing to climb as the facilities complete their lease-up phases.
The refinancing positions Basis Industrial to capitalize on lower debt costs and increased interest reserves while supporting continued lease-up operations across the portfolio. With all seven sites now complete and operational, the firm said the timing aligned with its strategy to refinance construction debt as properties transition to stabilized assets.
"With all seven properties now open and operating, this was the right time to refinance now that construction is complete, and occupancy is continuing to climb," said Anthony Scavo, president and managing partner of Basis Industrial. "We love these markets and are excited to have gotten this deal done with BlackRock."
The seven facilities represent the first self-storage sites within Basis Industrial's portfolio to be developed and opened since the firm began its self-storage development program in 2021. The properties are branded and operated under Public Storage and Extra Space Storage.
Basis Industrial selected the seven markets for their low existing self-storage supply, high household incomes and high barriers to entry due to limited available land for development, difficult planning boards and approval and zoning challenges, the company said.
The portfolio includes:

Current occupancy: 86%.</li><li>Plymouth, Massachusetts(5 Resnik Road, Plymouth, MA 02360): 111,422 square feet, 806 units, 2.07 acres. Public Storage branded. Opened Oct. 25, 2023. All seven facilities feature 100% climate-controlled storage units.
The transaction was arranged by Scavo and Arrow Real Estate Advisors. Morris Betesh, managing partner at Arrow Real Estate Advisors, and Morris Dabbah, senior vice president at Arrow Real Estate Advisors, represented Basis Industrial in the financing. Daniella Marca, executive director at BlackRock, represented BlackRock Managed Funds and Accounts.
With rates dropping, construction completing on all seven sites and our portfolio continuing to grow, this was the right time, and working with the BlackRock team was a true pleasure," Scavo said. "In today's world, private lenders are the way to go for loans this size."
Basis Industrial said the refinancing supports its broader self-storage development strategy. The firm currently has 11 additional self-storage sites at various stages of development, with four additional sites scheduled to open in 2026.
The company said it has more than 2 million square feet and 15,000 units of self-storage product either open and operating, under construction or in predevelopment working through entitlements.
Basis Industrial currently owns more than 7 million square feet of self-storage and industrial real estate, with an additional 2 million to 3 million square feet expected by the end of 2026. Active markets for Basis include Florida, Pennsylvania, New Jersey, New York, Texas, Boston, Los Angeles, Alabama and select urban markets nationwide.

41 Students from <a href="https://www.ahschool.com/" rel="nofollow" target="_blank">American Heritage Schools&rsquo;</a> Pre-Medical Program, from both Broward and Palm Beach campuses, hosted the 26th annual holiday party for 18 pediatric cancer patients from Salah Foundation Children&rsquo;s Hospital at Broward Health Medical Center on Friday, Dec. 12. 

The Pre-Med Society, under the guidance of Dr. Carlos Pulido, director of American Heritage Schools&rsquo; Pre-Medical Program, organized the day, which included activities such as gingerbread cookie decorating, ornament making, bracelet crafting, games, and festive treats. Patients enjoyed an acapella by American Heritage Schools&rsquo; choir, and a student from the DJ Club.

In October, students from American Heritage Schools&rsquo; Pre-Medical Program visited the pediatric cancer patients at the Salah Pediatric Oncology Hospital at Broward Health Medical Center for its 26th Annual Superhero Party. During the party, the children had a chance to write their wish lists for Santa and mailed them to the North Pole, played board games and dressed up as their favorite superheroes. The Pre-Medical Program students raised $10,000 to make those wishes come true and celebrate with the children at their holiday party.

American Heritage Schools&rsquo; Pre-Medical Program has hosted this initiative for the past 26 years. The dedication of the Pre-Med Society and its students has touched the lives of countless families, with over 500 American Heritage Schools&rsquo; students participating in the program&rsquo;s 26-year history. The students&rsquo; passion for contributing and community involvement is reflected in the thousands of dollars raised through local fundraising events, which enabled them to build two new pediatric playrooms at Broward General Hospital.

The hospital staff support the students in their mission to brighten the lives of young superheroes battling cancer at the Salah Pediatric Oncology Unit. The portfolio includes 42 buildings encompassing 396,135 square feet.

Having further expanded its small bay industrial portfolio in South Florida over the past several years,&nbsp;Basis&nbsp;had been pursuing opportunities in Hialeah and other target areas in South Florida. The purchase of this portfolio makes&nbsp;Basis&nbsp;one of the largest landlords in the Hialeah market. The portfolio is currently 85 percent leased, in an area where the market occupancy is typically above 95 percent.&nbsp;

Anthony Scavo, president and managing partner of&nbsp;Basis&nbsp;Industrial, represented the buyer in the purchase, while Jose Lob&oacute;n of CBRE Group, Inc. represented the seller, TA Realty. BankUnited served as lead lender, with Seacoast Bank as the syndicated co-lender providing financing for the acquisition. NexPoint Advisors, a longtime institutional partner of&nbsp;Basis, partnered with the company with a contribution of over $20 million in preferred equity.&nbsp; The portfolio includes:

The buildings feature a mix of cross-dock and front-load configurations with dock-high and grade-level loading, 14-foot to&nbsp;22-foot clear heights, five to 12 percent office finish, and 79 tenants with an average tenant size of approximately 4,280 square feet. Situated in the heart of Hialeah, the portfolio is positioned to support the thriving small tenant businesses in the immediate area. The portfolio is comprised of tenants in industries related to home design and improvement as well as many other small-family owned businesses.&nbsp;Basis&nbsp;has a comprehensive capital improvement plan and a branding budget in place for the portfolio, that it plans to implement immediately.

"We are pleased to acquire this portfolio, which greatly increases our footprint in the Miami-Dade market, as we have been actively trying to expand in South Florida," said Scavo. "Smaller properties remain best positioned to weather the sector&rsquo;s challenged operating backdrop. The evening also showcased the artistic excellence of&nbsp;New Land Theatricals, which presented a special performance of&nbsp;&ldquo;Am&eacute;rica Viva.&rdquo;&nbsp;Under the artistic direction of&nbsp;Carolina Liz&aacute;rraga, the production celebrated Latin American mestizaje, narrating the origins of a &ldquo;mestizo soul&rdquo; shaped by Indigenous, African, and Spanish influences. The young performers of&nbsp;&ldquo;Am&eacute;rica Viva! The Class&rdquo;&nbsp;brought this message to life with energy and cultural pride. Rodr&iacute;guez, who serves as co-chair and board member of New Land Theatricals, continues to support the program&rsquo;s mission to inspire and educate through the arts.
Working together year-round, the&nbsp;Friendsgiving Toy Drive&nbsp;and&nbsp;New Land Theatricals&mdash;both chaired by Rodr&iacute;guez&mdash;advance initiatives that uplift children and families through generosity, artistic development, and educational engagement, uniting private-sector leaders, creative talent, and community partners to broaden their impact across the region.
Looking ahead, the&nbsp;Friendsgiving Toy Drive, in partnership with&nbsp;Miami-Dade County Public Schools, will donate&nbsp;2,000 additional bicycles&nbsp;at the end of the 2025&ndash;2026 school year to recognize students for academic excellence and positive contributions to their communities. In&nbsp;2024, the foundation donated more than&nbsp;1,700 bicycles&nbsp;to organizations including Lotus House, the Overtown Community, School District 8, the City of Sweetwater, St. Ann, and other grassroots groups serving families throughout South Florida.
&ldquo;Through the incredible heart, support, and generosity surrounding the Friendsgiving Toy Drive, we were able to spread joy and the spirit of giving during the holiday season at the annual &lsquo;Bienvenida La Navidad&rsquo; community event,&rdquo; said Rodriguez. &ldquo;In addition, we are pleased to reinforce the importance of merit, education and community impact through our partnership with and donations to Miami-Dade County Public Schools.&rdquo;&nbsp;

Friendsgiving Toy Drive Foundation and New Land Theatricals Foundation Provided 300 New Bicycles 

Families jingled all the way to brunch as Voices for Children of Broward (Voices), in collaboration with Old Navy, hosted Brunch with Santa on Sunday, Dec. 7, at the Old Navy in Oakwood Plaza in Hollywood.

Old Navy opened its store early to create a festive holiday morning where Voices families enjoyed brunch, holiday music, craft stations, gingerbread cookie decorating, a visit from Santa and other holiday characters and more. Each child received a personalized gift and was also able to select a small gift for their caregiver.

Voices is dedicated to ensuring that every child and young adult who is a victim of abuse, neglect, and abandonment in Broward County has access to the resources and programs needed to support their health, educational, and social well-being. Each year, Voices works to make the foster care experience better for over 2,500 children in the South Florida community, so they can rise with strength, dignity, and hope

Brunch with Santa is part of Voices&rsquo; longstanding signature program, Dream Big Days, and was designed for children in foster care and their caregivers. Voices&rsquo; Dream Big Days program continues to provide transformative, enriching experiences and core memory-making opportunities for children in foster care. Special Needs Group®/Special Needs at Sea® Honors Dream Vacations as its Power Partner of the Year

Anthony Marinello, founder and CEO of <a href="https://www.tropicairrescue.com/" rel="nofollow" target="_blank">Tropic Air Rescue</a>, the first
helicopter air rescue service dedicated to servicing the Bahamas, is recognized
as a 2025 honoree in South Florida Business &amp; Wealth&rsquo;s Apogee Awards in the
CEO category. Marinello accepted the honor at the awards luncheon held Nov. 19
at The Venue in Fort Lauderdale. 
 
The Apogee Awards celebrate distinguished C-suite leaders across Miami-Dade,
Broward and Palm Beach Counties who demonstrate outstanding leadership,
industry influence and community commitment. 
 
Marinello exemplifies innovation, courage and commitment to public safety. His
humanitarian efforts include Tropic Air Rescue&rsquo;s 2025 rescue of 10 Americans
trapped in a civil war in Port-au-Prince, Haiti. In addition, the service
rescued nearly 700 Americans from Haiti by helicopter in 2024. It also
performed post-Hurricane Helene relief in North Carolina.

Marinello has more than 35 years of
distinguished leadership in law enforcement, aviation, public safety and
security. In addition to being founder and CEO of Tropic Air Rescue, he is
president and owner of Tropic Air Charters, a 30-year U.S. air carrier
providing passenger and cargo services between Florida and the Bahamas. 

A New Jersey State Police officer for 28 years, Marinello served
primarily as a helicopter pilot with over 14,000 flight hours, supporting VIP
transport, surveillance and medical evacuations. He created an aviation task
force that dismantled major auto theft rings and served in the Office of
Professional Standards.
After retiring in 2006, Marinello launched New Jersey&rsquo;s first
full-time municipal law enforcement aviation unit with the Newark Police
Department, contributing to a 20% drop in violent crime within a year. He held
leadership roles with U.S. Helicopters, CAE, a manufacturer of simulation
technologies, modeling technologies and training services; and HeliFlite, a
private helicopter charter company; where he strengthened safety systems,
secured TSA certifications and advanced training standards.
Beyond his aviation accomplishments, Marinello has served on the
Board of Directors of the New Jersey Licensed Private Investigators
Association, and on the Springfield, New Jersey Planning Board; and was elected
Deputy Mayor and later Mayor of Springfield, New Jersey. 
 
Marinello is widely recognized for his service, including New Jersey State
Trooper of the Year, recognition from Sikorsky Aircraft and other aviation
industry leaders, and selection by Marquis Who's Who for a prominent feature in
the Eastern Edition of The Wall Street Journal in April 2025.

as a CEO category honoree,&rdquo; said Marinello. &ldquo;I pride myself on my
accomplishments in aviation and law enforcement, but most importantly, for
assisting others in times of crisis.&rdquo;

rescue impact of Tropic Air Rescue, his leadership of Tropic Air Charters, and
his distinguished career of service.
