Senior Independent Living Planned for USF Area
The residences will be built near the James A. Haley Veterans Hospital.

New Vision Communities (NVC), a Tampa developer of independent living residences for low-income seniors, is proud to announce its newest development, Haley Park, a seniorΒ community designed specifically for elderly veterans.

The development will be located at the southeast corner of 15thΒ Street and 131stΒ Avenue, just west of the .Β The projectβs close proximity to the hospital will allow residents to take advantage of the many programs and medical services offered there.
The project will consist of approximately 70 one- and two-bedroom units within one building, and include such amenities as a pool, fitness center, computer center, theater, hair salon, and library. Additionally, the building will feature state-of-the-art secured entrances and emergency call systems. Further, the development will utilize energy and cost saving features such as Energy Star appliances, insulated and tinted double-pane windows, dual-flush toilets, ceiling fans, and programmable thermostats.

The monthly rents at Haley Park will start at $450 for a one-bedroom unit and $540 for a two-bedroom unit and will include a washer and dryer in each unit. Also included in the rent are trash collection, pest control and security.
Haley Park is expected to bring $10 million in new investments to the neighborhood, along with construction jobs and permanent management, leasing and maintenance jobs. Additionally, it will redevelop a prominent corner site, which is currently in foreclosure. It is anticipated that construction will commence in the fall of 2012 and take nine months to complete.
The development is being financed via the Neighborhood Stabilization Program (NSP), as well as tax-exempt bonds, and low-incomeΒ housingΒ tax credits. NSP is a program funded by the Department ofΒ HousingΒ and Urban Development (HUD) and administered locally by Hillsborough County. It is intended to re-develop vacant or foreclosed properties in targeted low-income areas. Haley Park was the highest-rated respondent to a recent request for proposals issued by the county for redevelopment in the USF targeted area.
