'Highly Anticipated' Bison Crossing Development Set To Break Ground
The development will include a Tesla dealership, luxury apartments and commercial outlots on Dundee Road.

BUFFALO GROVE, IL — A 16-acre site on Dundee Road, once home to Rohrman auto dealerships, has sat vacant for the past 12 years. That's all about to change with a groundbreaking ceremony planned for Wednesday at the new Bison Crossing. Officials call the "highly anticipated" development a "significant milestone" in revitalizing the Dundee Road corridor.
Bison Crossing will include a 50,000 square-foot Tesla sales, service and delivery center, along with luxury residential and commercial outlots. The project will also include four 4-story residential buildings, which will surround a greenspace that includes a pool and clubhouse, according to Buffalo Grove-based developer, Shorewood Development Group. The buildings will contain a mix of one-bed and two-bed units with garages.
Shorewood has partnered with St. Louis, Missouri-based Double Eagle Development, in purchasing and redeveloping the land at the southeast corner of Dundee and Old Arlington Heights roads.

"We don't just take for granted everything a developer says, and everything a developer wants. We have to look at the bigger picture. We have to look at the whole community. We have to look at what we think is best for everybody, and what's best for everybody will not be good for everybody either," Trustee Lester Ottenheimer said at a Dec. 4, 2023, Buffalo Grove Village Board meeting prior to a 7-0 unanimous vote in favor of the development. "Given all the comments, and given what the proposals have been, and how we've tweaked it with your input, I think we've probably come to the best plan we can for this parcel."

According to the Village, the project will be developed in two phases:
Phase I
- Shorewood will develop a 50,354-square-foot Tesla sales, service, and delivery center
- Double Eagle will develop a multi-family residential building with 224 units
Phase II
- Shorewood will develop a 20,000 to 30,000-square-foot multi-tenant commercial use
Last August, the Village Board approved the Dundee Road Tax Increment Financing district, or TIF, to drive new development along Dundee Road. At that time, Louis Schriber III, founder and CEO of Shorewood Development Group, said his company has also developed Tesla dealerships in Texas and was in the process of constructing one in North Carolina. He said the company has set a goal of developing between five and 10 Tesla dealerships every year.

In December 2023, Bison Crossing received final zoning approval by the Village Board. One month later, trustees approved the redevelopment agreement for the development.
Wednesday's ceremony, which begins at 10 a.m. at 915 Dundee Road, will include remarks from Buffalo Grove officials. Several Tesla models will also be on display, including the new Cyber Truck.
"This groundbreaking ceremony symbolizes a new chapter in Buffalo Grove's growth and prosperity on this important corridor and offers a warm welcome to the newest members of the strong local business community," said Molly Gillespie, communications and engagement director for the Village.
