2nd Extension Requested For Multi-Family Housing Development In Downers Grove

Petitioners are requesting another six-month special use permit extension for the housing development at 5133 Main St.

DOWNERS GROVE, IL — Petitioners are requesting a second six-month extension for their special use permit for a development that would occupy the upper floor of a building at Main and Curtiss. The village council will consider the request at its Nov. 18 meeting.

Special use approval was first granted in May 2024 and becomes ineffective after a year if no building permit is secured. Village commissioners granted a six-month extension in July 2025. Petitioners FS Real Estate, LLC, had requested that extension "[i]n order to provide adequate upgrades to the apartments we need additional power from ComEd," per a letter included in village documents.

FS Real Estate's letter continued to explain that developers are "working with ComEd for alternative service that would make it necessary to obtain easements from nearby property owners."

Ahead of Tuesday's meeting, petitioners are still working to get the necessary building permit. If village council approves the request for the extension, it would be effective until May 14, 2026.

In October, the village's planning and zoning commission recommended approval by the village council for the requested extension. Were trustees to deny this request, the petitioners would have to wait until July 2026 to submit another extension request.
