Talon Preserve Development Gets Green Light In Downers Grove

DOWNERS GROVE, IL — Village commissioners gave unanimous approval to allow the 35-home Talon Preserve subdivision to be built at the intersection of Cumnor Road and 39th Street.

At the Sept. 16 village council meeting, the village board voted on petitioner M/I Homes of Chicago, LLC's requests for an annexation agreement, along with a rezoning request and zoning approval request to allow for the planned unit development.

Talon's Preserve's site has been occupied by radio transmission towers and maintenance buildings, which will be demolished to allow for the subdivision's construction.

As part of the development, petitioners will build a new road called Pierce Drive, which will connect the subdivision to both Williams Street and Cumnor Road, both of which will be widened.

The development adds 261 new trees and three outlots, each of which will have a pond for stormwater detention. These outlots range in size from 10,695 square feet to 280,101 square feet.

The 35 residential lots range in size from 10,325 square feet to 14,872 square feet, occupied by two-story, single-family homes of up to 4,000 square feet. The homes are expected to be priced between $1.2 million and $1.6 million, per village documents.
