Talon Preserve's 35-Home Subdivision To Be Considered By Commissioners

The development would occupy 18 acres at Cumnor Road and 39th Street, with homes that are expected to sell at up to $1.6 million.

261 DOWNERS GROVE, IL —Zoning and annexation requests to build a 35-home subdivision at the intersection of Cumnor Road and 39th Street will be reviewed by commissioners at the Sept. 16 Downers Grove Village Council Meeting.

Since the development, known as Talon Preserve, is located in unincorporated DuPage County, petitioners M/I Homes of Chicago, LLC, are requesting an annexation agreement. They are also requesting that the site be rezoned from R-1, Residential Detached House 1, to R-3, Residential Detached House 3/Planned Unit Development, along with zoning approval of their planned unit development.

On Aug. 25, Downers Grove's planning and zoning commission reported that the proposals for annexation and zoning amendments met the village's requirements.

On Sept. 9, the village council recommended approval for the requests to be placed on the Sept. 16 meeting.

As part of the development, petitioners would build a new road called Pierce Drive, which would connect the subdivision to both Williams Street and Cumnor Road, both of which would be widened if the development moves forward.

The development would include 261 new trees and three outlots, each of which will have a pond for stormwater detention. These outlots range in size from 10,695 square feet to 280,101 square feet.

The 35 residential lots range in size from 10,325 square feet to 14,872 square feet, occupied by two-story, single-family homes of up to 4,000 square feet. The homes are expected to be priced between $1.2 million and $1.6 million, per village documents.

The site is currently occupied by three radio transmission towers and two maintenance buildings, which developers will raze if the project get approved.

At the Sept. 9 village meeting, neighboring residents raised concerns about flooding, traffic and other issued. Regarding flooding, village staff mentioned the development proposed a pair of storm sewer connections. Per village documents, petitioners addressed the traffic concerns by saying the development design permits residents in Talon Preserve to access existing streets, which should help mitigate outgoing traffic.

Talon Preserve's requests will be up for a vote at Tuesday's council meeting, which begins at 7 p.m.
