Ryland Homes Gets Ok for Revised Talamore Plan
Huntley village board unanimously approves revamped development.
Ryland Homes received the village’s seal of approval for its plan to jump start development in Talamore subdivision by building single-family ranch homes aimed at the over 55 market.
The developer, which has built single-family homes in Talamore, originally planned to build townhomes on the Northeast corner of the subdivision when it received approval for the subdivision in 2005.

Recently, Ryland officials approached the village board requesting a zoning change for the property to allow for 78 single-family homes to be built in a “pod” layout that is similar to a townhome layout.
The homes will be about 1,200 to 1,900 square feet and the exterior will have some brick on the front. Huntley’s Plan Commission recommended adding a patch around a detention pond but the developer found there was not adequate space for a path. Instead, Ryland added several landscaped seating areas.

“You’ve done a great job transforming it from the multiuse family to a good use of the property,” Trustee Harry Leopold said during a discussion on the rezoning request on Sept. 6.
“I think this is a great, great thing,” Trustee Pam Fender said at the same hearing. “If I win the lottery, I will buy one of these. It seems when talking to people who live in Talamore, they love living there.”
Huntley trustees unanimously approved the plan on Sept. 13. Click here to view the board’s discussion and the final vote.
