Orland Park Accepting Proposals For Main Street Triangle Development
According to a conceptual design of the property, 55 percent will be residential housing but village officials want to knock it down to 45.

ORLAND PARK, IL — After years of promises to develop the land north of LaGrange Road and 143rd Street, village officials announced they are accepting proposals for the Main Street Triangle development which could include a theater, restaurants and luxury apartments, village trustees said.
According to officials from Edwards Realty Co., a development consulting firm, a vacant 12,000 square foot building and 27 acre site are available for development on the land.
Concepts submitted to the board included an office building with a rooftop restaurant, an amphitheater and senior housing. Currently, the area includes the University of Chicago Medicine Center, a parking garage and the Ninety7Fifty on the Park apartment building.

While the proposal from Edwards Realty Co. suggests 55 percent of the area become residential, Orland Park Mayor Keith Pekau said residents will want the area capped at 45 percent despite the Village Plan Commission recommending board members accept the development plan as is.
Other issues to tackle throughout construction will be a pre-existing agreement between the village and University of Chicago which asks that certain medical offices not be rented space within the Triangle in order to avoid competition.

Storm drainage systems and sewer lines will also have to be moved. In order to make the construction process cheaper, village officials have considered extending the tax increment financing district, or TIF, that encompasses the Triangle.
During the time the Triangle is within a TIF, the village will not face property tax increases and can use extra value towards the construction.
Interested companies will have 45 days to submit a proposal to the village.
