New Trier Property Owners Can Appeal Their 2022 Assessed Valuations

Cook County Assessor Fritz Kaegi has issued tax year 2022 Triennial Reassessment notices for New Trier Township properties. Property owners have until August 15, 2022 to appeal new valuations with this office. New Trier Township Assessor Jan Churchwell and Deputy Assessor Len Shifflett are ready to assist property owners in preparing appeals. Assessor Churchwell stated that “The timeframe to challenge the Assessor’s new assessed value for your property is limited and set in stone. We anticipate that many residents will want help, so PLEASE contact us soon so we will have enough time to give everyone the best possible assistance.” Churchwell noted that most appeals are based on lack of uniformity, i.e., other similar properties are assessed at lower rates per square foot of livable space in the residence. According to Churchwell, “Our proprietary software allows us to run computer-based searches and provide taxpayers with lists of comparable properties for their appeals in a fraction of the time it takes residents to gather the data themselves.”

More than 1,800,000 parcels of real estate are reassessed over every three-year period. According to the Cook County Assessor, his staff uses data from arm’s length sales during the previous three to five years to determine the fair market value of each parcel of real property. Sales-related Data are analyzed using computer-based algorithms and mass appraisal techniques to arrive at a value for each property. It is rare for the Assessor’s office to actually perform an “eyes-on” analysis of any property during the Reassessment process unless a specific request has been made regarding a specific property.

Assessor Churchwell asked that residents wishing assessment appeal assistance contact her office via email (jchurchwell@newtriertownship.com or lshifflett@newtriertownship.com) or by leaving a message (847.446.8200). Assessor Churchwell asked that residents not to come to the office in person without having first made an appointment with either her or the Deputy Assessor. Masks must be worn.
