Scores of workers are on site along Telegraph Road working to complete the Flats170 at Academy Yard apartments. 

Patch walked the construction site Tuesday with Jeff Kayce, vice president of the developer Bozzuto Group, to see the progress at the spot formerly occupied by the Nevamar plant.  

About 40 of the 369 units will be ready for residents by next month, and the project is expected to be fully constructed by the end of the year. 

All of the apartment buildings are out of the ground and work is now being done on facades and the interior. 

There are 25 different floor plans, with sizes ranging from 698 square feet to 1,372 square feet. There are one-, two- and three-bedroom units including some with dens and lofts. Rents begin a $1,530 per month and go up to $2,305 per month. That's slightly higher than some of the other apartments being built in Odenton. 

"We know there's a lot of supply out there," Kayce said, referencing the hundreds of other apartment units recently completed or in the pipeline in Odenton. "We're just trying to make sure what we deliver is such high quality and has such a quality design that people see it is as not just a place to live, but a lifestyle."

The key term for Bozzuto has been "amenities." All units have granite counter tops and stainless steel appliances. The project will have a 10,000-square-foot clubhouse with billiard room, fitness center, theater and computer center. Outside, there will be a pool with patio. Valet trash pickup is included. There are extra monthly fees for pets and private garage parking.

Toward the back of the site, workers are now prepping the ground for the 100-yard long courtyard that is nestled in between two of the apartment buildings. 

Kayce said that Bozzuto generally seeks to get 20 new leases per month on its projects, suggesting that Flats170 could be full by the end of next year. A leasing trailer is open on site now.
