Are Braintree Buyers Pivoting To Condos As Home Prices Rise?
As home prices climb in Massachusetts, a new report found that condo prices are slightly down so far this summer. Is it true locally?
MASSACHUSETTS — More homes were sold in the first month of summer in 2025 than last year, a new report found. The same is true for condos, with one major difference.
As home prices continue to rise in 2025, condo prices have actually fallen slightly compared to the first six months of 2024.
The Warren Group recently published its June 2025 housing report, finding that, as they predicted earlier this year, the housing market is heating up along with the summer temperatures.

In June, the median single-family home price was $687,500, a 3 percent increase from June 2024, the report found. That now brings the year-to-date median price to $620,000, a $10,000 increase from the same period in 2024.
The price increase comes as more homes are also changing hands so far this year, The Warren Group found.

“Despite inventory increase in certain markets, median prices continue to rise, indicating no relief on prices,” said Cassidy Norton, associate publisher and media relations director at The Warren Group.
So far in 2025, there have been more than 19,000 home sales, a 3 percent increase from this time last year. June contributed to that increase, with 4,706 homes selling compared to 4,459 sold in June 2024.
Though home prices remained high in June, Norton said that makes sense historically, and there could be a slight reprieve in the coming months.
“June historically has the highest number of sales of an individual month. It’s also usually the month where median sale prices peak. Moving into the latter half of the year, the overall median price will likely drop month-over-month, but not year-over-year, said Norton.”
Condos, however, are a different case.
There were 2,056 condominium sales in June 2025, compared to 1,938 in June 2024 – a 6.1 percent increase. Meanwhile, the median condo sale price dropped by 0.3 percent to $568,250 – a reduction of $1,750 versus the median sale price in June 2024.
There were 9,379 condominium sales in the first six months of 2025, a 4.7 percent increase from 2024, in which there were 8,955. Meanwhile, the year-to-date median sale price increased less than 1 percent from 2024 to $545,000.
In Braintree, things have been about the same in 2025 compared to 2024 when it comes to condos.
Twelve condos sold in June compared to 13 in June 2024. This year, only five additional condos have sold in Braintree.
The price has also remained roughly the same both in a month-to-month comparison and year-over-year.
In 2025, the median price is $457,500 compared to $450,000 in 2024.
“The median sale price for condos in June dropped versus 2024, but unfortunately, $1,750 is a statistically insignificant number,” Norton continued. “Still, price growth in the condo market is more contained than that of the single-family market, which is good news for buyers with flexibility in their choices.”
It's not much of a reprieve, but it's a different sight for prospective buyers.
