New Apartments Coming To Popular Cape Cod Shopping Center
More than 50 new apartments should be available at some point in 2026, officials with the project said. Here's what to know.
MASHPEE, MA — A popular Cape Cod shopping center is set to begin the next phase of a residential expansion project, officials said this week.
Mashpee Commons has partnered with Northland Residential Corporation to construct 54 new one-, two- and three-bedroom apartments in 11 buildings located along Market Street and Jobs Fishing Road.
The neighborhood will be built in accordance with the Massachusetts Chapter 40B statute and include 14 affordable apartments for qualifying tenants.

More than that, officials connected to the project said it's an opportunity to bring more housing to Cape Cod, which is in the midst of a housing crisis.
“This development at Mashpee Commons reflects our continued commitment to create thoughtful, community-focused housing on Cape Cod,” said Jack Dawley, President and CEO of Northland Residential. “The region is in critical need of additional rental housing. With vibrant shopping, dining and entertainment amenities at the doorstep, Mashpee Commons is the ideal location for a new residential neighborhood.”

Though full occupancy isn't expected to be available for two years, officials said some units should be available by the third quarter of 2026.
Currently, Mashpee Commons is home to 100 businesses and 77 apartments.
