Framingham Home Prices Likely To Jump In March, Warren Group Says

Home prices in February were down $10,000 from January, but yearly trends are leading experts to believe it won't stick.

MASSACHUSETTS — State housing experts expect to see a jump in price and home sales for March after home sale prices dropped slightly in February.

The Massachusetts median single-family home price reached a new all-time high for the month of January, rising 6.4 percent on a year-over-year basis to $585,000, according to a report from The Warren Group.

In February, the home prices fell back to $575,000, lower than January 2025 but higher than February 2024, when the median home sale price was $548,250.

There were 2,136 single-family home sales in Massachusetts in February, a 4.2 percent increase from February 2024, when there were 2,050 transactions.

Local home prices actually decreased from February 2024, falling from $750,000 to $681,250 with 22 homes sold compared to 13 in 2024.

“In a continuation of trends set at the end of 2024, the number of single-family home sales and the median sale price are both up slightly from a year before,” said Cassidy Norton, Associate Publisher and Media Relations Director of The Warren Group. “The median home sale price is down $10,000 from January, which is usual for the month-over-month period. Looking at previous patterns, March should see a jump in both the number of sales and the median price versus February.”

In Greater Boston, home sales and home prices increased. In February, 943 homes were sold in Greater Boston while 888 sold in 2024. The monthly media price for February 2025 was $735,000 compared to $693,750 last year.

The year-to-date price for February 2025 in Greater Boston now sits at $745,000.
