Mortgage Problems, Code Violations Delay Sale of Affordable Housing Condo

Issues continue to delay the sale of an affordable housing property to the town of Hingham.

The closing on an affordable housing condo in Ridgewood Crossing has been delayed between Wanpen Florentine and the town of Hingham.

Florentine, who was found with 11 driver’s licenses and six U.S. passports with multiple identities, was charged with one count of procuring a falsified motor vehicle operating license and one count of mortgage fraud in February.

According to Boston.com, Florentine was set to finalize the sale of the condo to the town on Tuesday, but the deal fell through because of problems with the mortgages and several building code violations.

Florentine reports she cannot sign off on the mortgage because Hingham Police confiscated her Thailand passport relating to her identity fraud case last year. 

The code violations are centered around Florentine changing the residence to multifamily home without alerting the town.

Once the mortgages are signed off on and Florentine adheres to the building code, the closing can be back on.

"The town is in the position of any other buyer," Susan Murphy, Hingham's real estate counsel told the Globe. "The town has to decide if it would take any action a buyer could when a seller doesn't perform."
