See What's Up With Roseville's July Home Sales

Reflecting the Twin Cities as a whole, Roseville's home sales are continuing to climb upward, according to the latest report of the Minneapolis Area Association of Realtors (MAAR). 

The association's data shows that July's median home prices in Roseville rose 20.9 percent from the same month a year earlier. That figure was $173,450, up from $143,500 from July, 2011.

Roseville's trend mirrored the rising fortunes of the Twin Cities-area housing market where the median home price posted a 14.3 percent year-over-year increase, the largest annual gain since January 2004 and the fifth consecutive month of year-over-year gains.

Meanwhile, Roseville had 46 completed home sales in July, a whopping 64.3 percent increase from the same period in 2011 when the city posted 28 completed sales.

The latest results didn't surprise Roseville real estate agents with an official at Edina Realty noting that business has been strong at his company.

Meanwhile, across the Twin Cities region, the median sales price in July rose 14.3 percent to $179,950.

July's median sales price was also the highest such figure since the current downturn began in October 2008, with the sole exception of June 2010, when people were getting a tax credit for purchasing their first home. And in that case, the figure was only $50 higher.
 
In a news release, realtors pointed to additional evidence that the real estate market throughout the Twin Cities region is bouncing back: Homes sold in 106 days, on average, 27.7 percent faster than the same month last year. Sellers received an average of 95 percent of their list price, up 3.6 percent and well above the 88.3 percent seen in early 2011.
