Traffic, Trees Top Concerns for New Schoettler Road Subdivision

The proposed 17-acre, 31-home Shoettler Grove subdivision has some neighbors worried about its impact.

A new residential development in Chesterfield is prompting some concerns from nearby homeowners who are worried about the impact it will have on their neighborhood. 

The proposed 17-acre Schoettler Grove subdivision is located at the corner of Clayton and Schoettler roads and would have 31 single-family homes. It replaces a wooded, hilly area that provided a scenic backyard view for some bordering residents. 

A public hearing on the development was held Monday and Chesterfield Planning and Development Services Director Aimee Nassif said citizens raised several issues relating to increased traffic, the preservation of trees and buffers between the subdivisions.  

Nassif said city staff will work with the developer on addressing this issues, but expects it to be a bit of a process that will involve several more meetings with Chesterfield's Planning and Zoning Commission. 

KSDK spoke with some of the neighboring residents prior to Monday's meeting. John Krumrey told the TV station it's already dangerous enough getting out of the subdivision and additional traffic would make it even worse. 

Nassif described the area as having "difficult terrain" with steep grades. This likely means there will be extensive landscaping work. 

Another resident, Elizabeth White is worried about losing the view from her backyard patio and hopes the developer will incorporate some of the existing trees into their designs. 

Those designs aren't final yet, according to Nassif, but the city does have some rules in place that might help. 

The developer will be required to have a minimum 30-foot landscaping buffer, starting at the edge of the new development. They are also required to save at least 30 percent of the existing Woodland area.
