SOLD! Rott School in Sunset Hills

Sentimental but vacant landmark building is sold to a developer.

Rott School in Sunset Hills was sold to Anthony Garavaglia, a spokeswoman for former owners CCND, LLC said Tuesday afternoon.

The late gothic-style grade school was built in 1930-31 and was due to be seized in August over unpaid back taxes. It sits on three acres at 9455 Rott Rd. 

CCND, LLC is a property management arm of Duffe Nuernberger Realty.

A tax lien against the property was recently removed, making it available for sale.

Patch confirmed the sale by CCND, LLC on Tuesday.

Due to restrictive zoning in the area, the notion would likely be to build three single-family houses, each with a one-acre lot, some officials speculated.

At one time, the idea of converting the school into condos was floated, but the city nixed it.

It was unclear whether single-family houses there would need any variances and go before the Sunset Hills Planning and Zoning board.

While Patch has not yet reached Garavaglia for comment, a 2007 media release said he was a Sunset Hills resident and graduate of Purdue University in construction engineering management, with certification in "green" or LEED methods. He was hired by Trumpet Builders, LLC, worked ten years with Alberici Constructors, Inc. and HBD Contracting, Inc., according to the St. Louis Post-Dispatch release.

The Rott School building, which nearly doubled in size with a 1948 addition in the same architectural style, is listed with the National Register of Historic Places, according to 2005 documents found online with the U.S. Department of the Interior National Parks Service.

In many cases, listing on the Registry provides incentives to avoid razing the building, but does not necessarily prevent it from demolition.

The Rott School property was sold by its school district in 1984. From 1976 until the early 2000s, the school was known as the Judevine Center for Autistic Children, according to National Register documents.
