Listing your Livingston Home, WATCH OUT!

Don't be fooled by false advertising, especially when the results are vastly different from agency to agency.

I’m driving around in Essex and Union County and I see a strange sign: List for 1%

Sounds too good to be true, doesn’t it, but at the same time its appears to hard to resist.

Well, first of all, they aren’t listing your property for 1%, as this Real Estate company with the blue signs is generally paying a buyer agency fee of at least 2%, so the actual commission would total a minimum of least 3%.

Curiosity really got me, so I just checked and did a quick analysis. For the year-to-date, this other Real Estate company's listings in Essex, Union and Morris counties sold for 1.1% (maybe they got confused the 1% they advertise) over the asking prices.

In contrast, my Real Estate company has a track record of closed sales this year-to-date of 7.6% over asking price. This means that listing our listing clients beat "the other guy" with a significant difference of 6.5%.

So what would the smart seller do, hire a Real Estate company that sells properties for 1.1% over asking is likely charging the seller at least 3%, or hire an agency that generally charges a seller 5-6% but has an average yield of 7.6%, meaning that my agency’s listing clients actually net substantially more--6.5% more.

On an $800,000 home, the 6.5% differential would net a Livingston (other other town's) Seller $52,000 more.

So, I highly recommend you do your homework before being tempted for what appears to be a cost savings that actually COSTS YOU MONEY IN YOUR POCKET.
