South Amboy Luxury Apartments At Proposed Ferry Site Now Leasing

Construction on a parking lot and bulkheads for the South Amboy ferry terminal was supposed to start last summer.

SOUTH AMBOY, NJ — Station Bay, the new luxury apartment complex in South Amboy, is now renting.

This is the new 291-unit apartment complex off Radford Ferry Road, next to the proposed New York City ferry terminal.

However, construction on the ferry terminal has not started yet. The latest update was that construction on a parking lot and bulkheads was supposed to begin in summer 2021.

Rents at Station Bay start at $1,925 for a studio; $2,170 for a one bedroom and $2,850 for a two-bedroom apartment. The developer is currently offering grand opening incentives of up to two months free and a $1,000 rent credit on select apartments (for a limited time).

The developer of Station Bay is BNE Real Estate Group.

The apartment building is located next to South Amboy’s train station and within walking distance to South Amboy's many restaurants, bars, convenience stores and more.

The new apartment complex is part of the first phase of a massive $500 million redevelopment effort along the Raritan Bay, on land that used to be abandoned industrial brownfields — sitting right on the waterfront, with views of New York City.

South Amboy will see considerable growth once — and if — that ferry terminal opens. Both Carteret and South Amboy are in somewhat of a competition with each other to open Manhattan-bound ferry terminals in their towns. However, in the past year, Carteret has secured significantly more state and federal grants to build its terminal.

(Construction has not started in either town.)

Many of the grants secured for Carteret's ferry service have been announced by this area's congressman, Rep. Frank Pallone (D-NJ6), who represents both towns. Carteret also announced in January they will pay $2.25 million to buy one single 149-passenger ferry boat from NY Waterway.

South Amboy does not have a boat.

But now it does have a luxury apartment building.

“From the very beginning, we shared in BNE’s vision to transform what was once vacant industrial land into a waterfront destination that would bring much needed rental housing to South Amboy,” said South Amboy Mayor Fred Henry. “It’s very important for us to pursue new developments such as Station Bay, which provide attractive housing options and amenities that improve our city."

“With the opening of Station Bay, South Amboy’s waterfront has emerged as a prime destination for those looking to combine the best that New Jersey has to offer with convenient access into New York City,” Jonathan Schwartz, partner at BNE Real Estate Group, said in a statement.

Both men shook hands at the Station Bay ribbon cutting this week.

About Station Bay:

Each apartment has nine-foot ceilings, plank flooring and an in-home washer/dryer. Select residences also offer private outdoor space and water views.

Outside, residents have access to two sprawling courtyards that include a swimming pool with private cabanas, fire pits, an outdoor bar, private barbeque and dining areas, games and lawn lounge areas. South Amboy has ambitious plans to put a high-end restaurant on the second floor of the ferry terminal and rent the terminal out for weddings and events. The area has sweeping views of Raritan Bay.
