South Amboy's Station Bay Expands With The Pearl: 291 More Apartments Near NYC Ferries
The launch of direct-to-Manhattan ferry service transformed South Amboy's empty, post-industrial shoreline into a very nice place to live.
SOUTH AMBOY, NJ — The Pearl at Station Bay in South Amboy is now open and renting.
The Pearl is a continuation of Station Bay, 291 apartments at 2000 Schindler Drive off Radford Ferry Road. Station Bay first opened in late 2021 and The Pearl now adds 205 more rental apartments to the 55-acre site.
The Pearl/Station Bay are located within walking distance to the South Amboy ferry terminal (daily ferry service provided by NY Waterway to Pier 11/Wall Street, Brookfield Place and Midtown/W. 39th Street), and the South Amboy NJ Transit station (under 1 hour direct to Penn Station, no transfer needed at Newark).

NY Waterway started running the South Amboy ferry service in October 2023, and its launch transformed South Amboy’s once-desolate, post-industrial shoreline into a seriously cool place to live.
“For those of you who may have been here a few years ago, when you take a look at what was down here then and what is here now, it’s an incredible improvement,” South Amboy Mayor Fred Henry said this week. “This is obviously an incredible building and a welcoming place for all of the people who are coming into South Amboy, because this is a great community to live in.”

South Amboy is a walkable small town that's growing: Broadway has a mix of local restaurants, shops and cafes, and nearby Raritan Bay Waterfront Park offers 114 acres of open space, beaches, trails, athletic fields, gazebos and a landmark pavilion. The town of South Amboy puts on a seasonal line-up of free concerts and community events throughout the year.
The developer of Station Bay is BNE Real Estate, the same developer of the recently-opened Ivy luxury apartment rentals in Chatham, and Stonehill, a new 425-unit mixed-use redevelopment in West Orange.
“South Amboy has done a remarkable job revitalizing its waterfront and creating a well-connected neighborhood that extends into the city’s downtown,” said Jonathan Schwartz, a partner at BNE. “We’re proud to be part of this ongoing story, from the success of Station Bay’s initial phase to The Pearl, which brings new choices for residents to enjoy this unique bayfront setting.”
BNE says The Pearl offers "elevated amenities and premium residences in a boutique, resort-style setting." Residents have access to multiple social lounges, a fitness center, yoga/stretching studio, golf simulator lounge, game lounge, co-working lounge with private offices, a smart café with coffee and a snack bar, and a private event suite with a bar, lounge and dining room. There's a resort-style swimming pool, BBQ grills with private dining spaces, ping pong, fire pits, garage parking, 24/7 onsite maintenance, a pet spa and dog run.
Each apartment at The Pearl features 9- to 10-foot ceilings, wide-plank flooring, solar window shades and in-home washers and dryers. And don't forget about those sweeping views of Raritan Bay: Select units have private balconies or patios.
The architect is Minno & Wasko Architects and Planners, with interiors by Mary Cook Associates.
