Plan To Build New Townhouses In Montclair Set For Zoning Hearing
A proposal is on the table to build eight new townhouses in Montclair on the site of a vacant garden center.

MONTCLAIR, NJ — A plan is on the table to build eight new townhouses with 21 parking spaces in Montclair.
The Montclair Zoning Board of Adjustment is scheduled to hear an application for a proposed construction project at 400 Orange Road at their May 1 meeting. The applicant is seeking use variance and major site plan approval for the project; see supporting documents here.
According to a January township memo, the property is located on the west side of Orange Road between Ward Place and Pleasant Way. It contains a vacant garden center with a paved parking lot in front of the existing building.

Here’s the project description:
“The applicant proposes to demolish the existing buildings on the property and construct eight single-family dwelling units in four groups of two attached single-family structures. The buildings at the corner of Orange Road and Ward Place and Pleasant Way will be connected by a one-story roof over a parking space. Townhouse Unit #7, which fronts on Ward Place, is identified as an affordable unit, and will contain three bedrooms, three bathrooms and is 2,473 square feet in floor area. This is comparable to the other townhouses in the project. The dwelling units are designed as three-story structures with garage parking on the first floor. The third story is only half the depth of the house with second-floor terraces provided in the rear of each house. A total of 21 parking spaces are proposed including seven EV parking spaces. The parking areas will be accessed by a one-way driveway with ingress from Ward Place and egress to Pleasant Way and served by a central courtyard. Additional surface parking spaces are provided along the rear property line. The landscape plan proposes three American Yellowwood street trees on Pleasant Way and one American Yellowwood new street tree on Orange Road. A combination of boxwood, decorative grasses and flowering plants are proposed in the front yard area. Arborvitae is proposed to screen the parking area along the western property line.”
