Parking Lot Could Become Ocean City's Next Luxury Resort

OCEAN CITY, NJ — A new luxury condominium complex is in store for Ocean City. Only right now, it's just a parking lot.

The site at 1101 Ocean Ave. has been listed for sale at $25 million. The buyer will be able to transform that lot into Soleil Resort - a six-story complex with 111 two- and three-bedroom condos, according to its listing description.

Soleil Resort was actually approved by the planning board back in 2021, and it's been in the works for a decade before that. News of the property's sale was first reported by the Philadelphia Business Journal.

It's right next to the Flanders Hotel and has ocean and bay views.

"Amenities include a pool, sun deck, rooftop lounge, spa, fitness center, and restaurant—perfect for vacationers, second-home buyers, and rental investors," the listing description reads. It also would have a 400-space parking garage with valet.

A website for Soleil Resort calls the property a "resort condo-hotel" with individually owned units. This would allow owners to rent their condos to guests, similar to hotels.

A lack of hotel and motel rooms in Ocean City is the reasoning developer Eustace Mita shared when he unveiled his proposal for ICONA in Wonderland.
