Hi this is Mark Slade with Keller Williams and this is your West Orange 2022 real estate recap.
It was a great year for real estate in West Orange as it was for a lot of the towns in the immediate area. The average list price went up almost 10 percent, rising from $497,000 to $545 000; even better, average price sold actually rose a little bit higher than, rising from $527,000 to $587,000, and that represents an 11.4 percent increase. Due to the fact that average sale price increased by more than the average list price, the average paid price versus asking price increased from 6% in 2021 to very healthy 7.7% in 2022.
For the entirety of the township and it took 23.4 days to sell the homes that is a tad longer than the prior year. So, that is something to keep watching even though it's still a very good healthy number.

I also like to see some other fun facts. For instance, in 2021, the highest list price of $1,899,000 million and it sold for $1,900,000. The highest percent over asking was on a different property and sold for 35 percent over asking in 2021. In 2022, the average highest list price was actually almost the same at 1.896 million but that property didn't sell as much its asking price, selling for $1,750,000. However there was one property that amazingly sold for 82% over its asking price in 2022. So, all in all, it was a really good healthy year in real estate in West Orange.
