Latest Woodbridge Apartment Complex, Vermella, Is Now Renting

Mayor McCormac, who backs the building boom, says all the apartments will bring an influx of customers to Woodbridge's Main Street.

WOODBRIDGE, NJ — Vermella Woodbridge, located on Main Street by the Wegmans, is now leasing. One bedrooms start at $2,370 and two bedrooms start at $3,640. There are no studios at Vermella.

They are currently offering one month free with a 13-month lease.

This comes at a time when some residents say all the new apartment buildings are making traffic worse, and turning Woodbridge from a suburban town into a city.

But Woodbridge Mayor John McCormac, who backs the building boom, says all the apartments will help Main Street's small businesses thrive. A steakhouse, Strickland Steakhouse, is supposed to open on Main Street and everyone in town is waiting for Knot Just Bagels to re-open, as well.

Vermella Woodbridge, built and owned by Russo Development and Onyx Equities, opened for leasing late last year.

The developers say there is strong demand for apartment rentals in Woodbridge. Consider that another apartment building in town, Avenue & Green at the site of the old Lucas Chevrolet dealership, is already more than 80 percent rented just a few months after it opened.

Ed Russo, CEO of Russo Development, said they chose to open an apartment building in Woodbridge — their first — because of the town's proximity to all of New Jersey's major highways, its multiple NJ Transit stops and closeness to both Manhattan and the Jersey Shore.

“We are appreciative for the opportunity to develop in such a thriving Township," said Russo.

Onxy Equities is actually headquartered in Woodbridge. Onyx is a full-service real estate firm specializing in investment, asset repositioning and ground-up development. Since its founding in 2004, Onyx has acquired more than $2.3B worth of real estate assets throughout New Jersey, New York, Pennsylvania and Connecticut.

Before branching into Woodbridge, Onyx Equities owned two apartment complexes in downtown Ridgewood in North Jersey.

“Our corporate roots are in Woodbridge, and we take great pride in developing special projects that are unique in the market,” said John Saraceno, Onyx Equities co-founder. “We recognize the importance of quality redevelopment in suburban communities as many municipalities seek to reinvent their downtowns and former commercial locations.”

Vermella Woodbridge features a two-story clubhouse with fireplace and lounge seating, a gym with a juice bar, multiple conference rooms and co-working areas, a smart package handling system, a playground and resort-style pool, sundeck and outdoor bar.

Vermella Woodbridge also has more than 25,000 square feet of open outdoor space, plus a community garden where residents can have their own garden plot.

The Vermella Woodbridge is looking to rent its 20,000 square feet of retail space on its ground floor. That ground-floor retail space is currently vacant and has been since before the building opened.

Similarly, Avenue + Green has only signed two tenants — Eric LeGrand Coffee House (owned by the Avenel native) and the UPS Store — to open on its ground floor by the train station.
