Huge, Affordable Long Island City Tower Hits Housing Lottery

A whopping 463 affordable apartments are up for grabs in a brand-new Long Island City waterfront tower, renting for as little as $397.

LONG ISLAND CITY, QUEENS — Hundreds of affordable apartments in an under-construction tower on the Long Island City waterfront have gone up for grabs on an official city lottery, with more than 400 units available for below-market-rate rents.

The 463 apartments are part of Gotham Point North Tower: a 56-story building under construction at the tip of Hunter's Point. A shorter tower next door had its own housing lottery last fall, with the two buildings hosting more than 700 affordable apartments combined.

The north tower's lottery launched this week with a Sept. 28 application deadline. Consisting of studios and one-, two- and three-bedroom units, the cheapest apartments will rent for as little as $397 per month, while the priciest ones will go for $3,580.

Eligible incomes for the cheapest apartments are set at a minimum of 30 percent of the area median income — equivalent to $16,183 for a single person — while the more expensive units are listed at 165 percent AMI.

Half of the units will be set aside for residents of Long Island City's Community Board 2. Another 20 percent will be reserved for people ages 62 or over, and a combined 12 percent will be reserved for city employees, and people with disabilities.

Sitting right across the street from Hunter's Point South State Park, the Gotham Point North Tower boasts "luxury rentals that feature spacious open layouts, state-of-the-art finishes, access to parks, and expansive waterfront views," according to the official listing.

Features include Silestone quartz countertops, stainless steel appliances, in-unit dishwashers, a building gym and yoga/dance studio, and a children's playroom.

The Gotham Point complex is being built by the Gotham Organization and RiseBoro Community Partnership. The affordable component was built through the city's Mixed Middle Income program, which funds multi-family rental housing for low-, moderate- and middle-income families; as well as another city program devoted to affordable senior housing.

The north tower is substantially complete, with its brick facade almost fully installed as of February, according to New York YIMBY.
