Rents On The Rise In Forest Hills' Studios, 1-Bedrooms: Study

FOREST HILLS, QUEENS — Renting a studio or one-bedroom apartment in Forest Hills was slightly more expensive last month compared to prices this time last year, but the cost of rent for a two-bedroom apartment in the neighborhood dropped a bit, according to a new study.

The report, conducted by real estate firm MNS, found that on average studio apartments in Forest Hills cost $1,645, and one-bedrooms were priced at $2,002 — up about 1 percent from the cost of rent last Sept. For two-bedroom apartments, however, rent cost $2,545 on average, which is nearly 2 percent lower than last year.

All told, the average rental price in Forest Hills did not increase, the report found. By contrast, five of the other eight neighborhoods in the report saw rental prices increase on average across the board.

Although the cost of rent slightly increased in nearby Rego Park in Sept. — by 1.4 percent on average — the neighborhood saw a similar trend to Forest Hills: studio and one-bedroom apartments were more expensive, and the price for two-bedrooms dropped.

In Rego Park, on average, studios went for $1,841, one-bedrooms for $2,115, and two-bedroom apartments for $2,786 — slightly surpassing Forest Hills’ average cost of rent overall.

The relative affordability of Forest Hills conforms with another study, this one by StreetEasy, which found that the neighborhood is the most accessible place in Queens for first-time home buyers, and among the city's top-two most affordable areas to look for a first home overall.
