With rent prices swinging drastically upward in the city, homes near subway stations were also on board the trend, a new report shows.

FOREST HILLS, QUEENS — With rent prices swinging drastically upward in the city, homes near subway stations were also on board the trend, according to a new report.

Rent in Forest Hills was no exception. At 71st Avenue, served by the E, F, M, and R trains, the median rent is $2,710 for one-bedroom units, which increased by 7.1 percent from 2022, according to a new RentHop report.

Further south, on 75th Avenue along the E and F lines, the median rent in the area is $2,188, which is a 4.2 percent increase from 2022. Meanwhile, the rent for one-bedroom units near the 67th Avenue station in Forest Hills rose 3 percent to $2,163.

The report comes as a housing board is considering up to 16 percent rent increases for the one million rent-stabilized apartments in New York City, a move that would exacerbate the city's housing affordability issues.

Advocates were quick to condemn these measures, which would make the city "unlivable for ordinary people."

The report showed much steeper rent increases in Queens, with some apartments along subway lines reaching over $3,800 for a one-bedroom unit.

Although the report shows increases in the much-expected areas along Western Queens like Long Island City, other neighborhoods stood out. One Archer, a building in Jamaica located at 92-27 160th Street, pushed up the median asking rent for one-bedroom units around Jamaica Center – Parsons/Archer subway station by 20.8 percent to $2,426.
