NEW ROCHELLE, NY — New Rochelle's growing skyline is sprouting perhaps its most interesting new residential tower to date.

Developer LCOR has unveiled the first look at "Allen," its latest residential development at 247 North Avenue, in downtown New Rochelle. Once complete, the 28-story tower will boast one of New York's largest geothermal heating and cooling systems. The building will have 307 rental units, including 31 affordable homes, along with 2,000 square feet of retail and 257 self-park spaces, according to the developer.

Leasing is expected to start this summer.

"Allen represents a pivotal milestone not only in the ongoing transformation of Downtown New Rochelle but also in our mission to create design-forward, environmentally responsible communities," Anthony Tortora, Senior VP at LCOR, said. "With state-of-the-art amenities, sophisticated architecture and interiors, and seamless access to Manhattan, Allen offers an elevated lifestyle for residents seeking luxury and convenience."

Units will range from studios to one- and two-bedroom residences, each with oversized windows featuring panoramic views of the Manhattan skyline and Long Island Sound. Allen will also include 12 premium two-bedroom penthouse units, with floor-to-ceiling windows, high ceilings and private outdoor space.

The new residents are also promised club-inspired amenities, including lounge spaces, a fitness center with a yoga studio, an outdoor pool, sun deck, a penthouse sky lounge, bicycle storage and even a pet spa.

Interiors were designed by Karen Asprea, founder of Asprea Studio, who chose "a palette rooted in warmth and timeless elegance." She explains that she aimed to deliver the ambiance of a boutique hotel, with smoked walnut wall covering, a "graceful" marble reception desk, and "artful" details throughout.

"The design for Allen was inspired by New Rochelle's rich history and natural surroundings,” said Asprea. "We chose an earthy, classic palette to create spaces that feel elevated but also deeply personal, bringing warmth, texture, and a sense of home to every corner."

The tower's silhouette, designed by Studio V, is grounded by a slate Roman brick podium, which the designer said is a subtle nod to New Rochelle's architectural legacy. In addition, the sculptural angles, curves and terraces were designed with the intention of maximizing natural light and blurring the lines between indoor and outdoor living.

The building will be 100 percent electric. Developers say the geothermal system will provide heating and cooling through the use of a network of underground geothermal wells, eliminating the need for the fossil fuel-burning equipment used in most conventional HVAC systems. This approach is expected to reduce carbon emission and lower electric bills for residents.
