Lottery Now Open For 33 Affordable Units In Modera New Rochelle

NEW ROCHELLE, NY — The newest luxury apartment building in downtown New Rochelle is now accepting applications for 33 "fair and affordable rent" housing units.

The Housing Action Council announced that Modera, the 8-story newly built residential building located at 111 Centre Ave. in downtown New Rochelle, will have a portion of its units set aside for affordable housing.

"New Rochelle is quickly becoming one of the most desired submarkets surrounding New York City and we're excited to join the neighborhood," said Russell Tepper, the Northeast senior managing director of development for Mill Creek Residential, which is Modera's developer. "Main Street has a distinct charm and being located in the heart of downtown will provide residents with a multitude of options within a short walk. We believe the sophisticated modern design and deluxe suite of amenities will make Modera New Rochelle one of the most attractive living options in the area, and we look forward to offering a first-class resident experience."

Luxury amenities of the property built to NAHB Green Building standards include a concierge, a rooftop deck with views of NYC and the Long Island Sound, Artwork Alley featuring murals from local artists, an outdoor swimming pool, a barbecue area, an outdoor theater, a fitness center with a yoga/Pilates studio, a group fitness area and TRX system, a pet-friendly dog park and pet spa, a resident clubhouse, a chef-inspired demo kitchen, digital package lockers, a game room, a virtual gaming area, an executive conference room, a coffee bar, dedicated bike storage and controlled-access private garage parking.

Apartments at Modera include wood-plank flooring, nine- and 10-foot ceilings, stainless steel appliances, quartz countertops, custom 42-inch cabinetry, pendant lighting, high-end fixtures, tile backsplashes, in-home full-size washers and dryers, programmable thermostats, walk-in closets and breakfast bars. Bathrooms feature tile surrounds, soaking tubs and double vanities.

The building is walking distance to Metro-North and Amtrak. Residents will also be able to walk to retail stores and restaurants. Iona University, Monroe College, the New Rochelle Public Library, Montefiore New Rochelle Hospital, Hudson Park & Beach and Five Islands Park are all nearby.

There are 12 two-bedrooms, 20 one-bedrooms and 1 studio set aside as affordable units in the new building, which amounts to about 10 percent of the total units.

Preference for the units will be given to those who already live or work in New Rochelle or to New Rochelle-certified artists.

The apartments are available to those with a household income below 80 percent of the average monthly income in the region. A single person would need to make less than $77,650 annually to be eligible, a two-person family can make up to $88,750, a three-person family can make up to $99,850 and a four-person family can earn up to $110,900.

Winning applicants will pay $1,673 per month for a studio apartment (450 s.f.), $1,802 for a one-bedroom unit (557 - 761 s.f.) and $2149 for a two-bedroom (958 - 1104 s.f.) Utilities are not included.

Applications for the apartments must be received by the Housing Action Council by August 19, 2022.
