Lottery Opens For 185 Affordable Rentals At New 'West View' Tower

Rents at the new 24-story tower range from $1,301 for a studio to $1,998 for a 2-bedroom, for those meeting household income requirements.

NEW ROCHELLE, NY — The New Rochelle skyline continues to climb and that's good news for apartment hunters in Westchester County.

Yet another new chance for renters to combat the ongoing affordable housing crisis is here for a lucky few in a newly constructed tower.

Westchester Residential Opportunities announced that West View Apartments, a newly constructed, 24-story apartment building located at 26 Garden St. (a/k/a 10 Cottage Place) in New Rochelle, will have 185 affordable units available by lottery.

First occupancy is expected to be in September of 2024. Amenities will include broadband internet, a community room, a gym, a computer center, parking, storage and laundry facilities. There will also be several sustainability measures, including compliance with Enterprise Green Community and Energy Star MFNC (multifamily new construction) standards, low flow plumbing fixtures, LED light fixtures with motion sensors, dark sky compliant exterior light fixtures and use of low VOC paint and sealants.

Affordable units will be available to those earning less than 60 percent of the area average monthly household income.

Monthly rental prices for the affordable units available, based on Area Median Income (AMI) are:

Studio: $1,301 - $1,998

  • 7 units available for 50 percent AMI
    • for household size of one, income limits are $42,930 - $54,700
  • 27 units available for 60 percent AMI
    • for household size of one, income limits are $51,900-$65,600

One-bedroom: $1,388 - $1,679

  • 19 units available for 50 percent AMI
    • for household size of one, income limits are $49,000-$54,700
    • for household size of two, income limits are $49,000-$62,500
  • 77 units available for 60 percent AMI
    • for household size of one, income limits are $59,270-$65,600
    • for household size of two, income limits are $59,270-$74,950

Two-bedroom: $1,647 - $1,998

  • 11 units available for 50 percent AMI
    • for household size of two, income limits are $54,350-$62,500
    • for household size of three, income limits are $54,350-$70,300
    • for household size of four, income limits are $54,350-$78,100
  • 44 units available for 60 percent AMI
    • for household size of two, income limits are $65,934-$74,950
    • for household size of three, income limits are $65,934-$84,350
    • for household size of four, income limits are $65,934-$93,700

Rent includes heat and hot water. Tenants are responsible for electric.

10 units will be set aside for mobility disability, while 4 units will be set aside for hearing/vision disability.

The deadline for applications is July 15, 2024, at 4 p.m. Selections will be made by lottery on July 31, 2024, at 11 a.m. Sending more than one application will disqualify you. Applications received after the deadline will be waitlisted.
