Pelham, NY – October, 2023 – The Village of Pelham has approved a new multi-family development which will replace a vacant industrial building falling into disrepair with eight, high-end dwellings, together with rooftop recreation space.

48 1st Street will be redeveloped with a modern multi-family building with parking and lobby space on the ground floor, four floors of residential units and an enclosed amenity space on the roof for residents. The project will also include rooftop solar and electric vehicle charging stations to provide a more sustainable development.

McCullough, Goldberger & Staudt LLP (MGS) represented owners 48 Pelham Property LLC through the approval process. The Village Board approved the application for a Business District Floating Zone (BDFZ) and granted site plan approval. The project also received recommendations from the Planning Board and Architectural Review Board.

“This project will help to revitalize the Village’s downtown by replacing a disused industrial building into an attractive, high-end multi-family development that will enhance walkability, promote the Village's culture and add to the Village’s housing stock and tax base,’’ said MGS Partner Steve Wrabel, who represented 48 Pelham Property LLC. “This will be a positive addition to the Village.’’
