Planning Commission to Review Toll Brothers Application
Pleasantville to consider a zoning amendment to allow for townhomes on Washington Avenue property.

While the Pleasantville board of trustees has established itself as the lead agency on a proposal from luxury condominium developer Toll Brothers, the planning commission will review a potential zoning text amendment change Wednesday.
Toll Brothers is eyeing the Beneson Capital office park at 485 Washington Ave. as a site for a 70-unit townhouse development, with each unit having three bedrooms and space for two vehicles.
In order to move forward, the village must approve a zoning amendment to allow for the property to operate as a PUD (Planned Unit Development) zone, versus the current Campus Office zoning.

The current law requires at least 25 acres of property to allow for such a use; Toll Brothers is looking to change that minimum to 15.

The applicant must also complete an Environmental Assessment Form, which will include analysis of local impacts such as traffic and compatibility with the existing neighborhood.
The village board declared itself lead agency on the project at its January 28 meeting and the proposal will come before the planning commission at 8 p.m. Wednesday.
